We’re excited to introduce Property Availability for Upsells β€” a smarter way to offer Early Check-in, Late Check-out or Gap nights based on real availability in your PMS calendar.

This feature ensures that upsells are shown to guests only when the property is actually available, either before the guest checks in or after their check-out time.


What Does This Do?

Property Availability automatically checks your PMS calendar to confirm whether a property is:

  • Available X hours or days before check-in, or

  • Available X hours or days after check-out

If the property is available for the configured timeframe, the upsell will be shown to the guest.

If not, the upsell will not appear β€” preventing conflicts and operational issues.


Why This Matters

This is especially important for:

  • ⏰ Early Check-in

  • πŸŒ™ Late Check-out

  • πŸ’€ Gap night

Instead of manually verifying availability or risking double bookings, ChargeAutomation automatically checks availability for you before offering the upsell.

This protects your operations while maximizing upsell revenue.


How It Works

  1. You configure the required availability window (hours or days) within your upsell settings

  2. When a guest views available upsells:

    • ChargeAutomation checks your PMS calendar.

    • If the property is available within your defined timeframe, the upsell is shown.

    • If the property is not available, the upsell is hidden.

Everything happens automatically in real time.


Best Practice Recommendation

We strongly recommend enabling Property Availability for:

  • Early Check-in

  • Late Check-out

  • Gap Nights

This ensures you only sell time extensions when the property is truly free, eliminating operational friction.
